The logistics sector is betting on optimizing its infrastructure in the face of a shortage of industrial space.

The Brazilian logistics sector continues to transform, driven by changes in consumer behavior and the consolidation of e-commerce. However, a new challenge is gaining prominence: the scarcity of available land for new ventures in densely populated regions known as industrial hubs.

According to Jocelito Granemann Ribeiro, commercial manager of Delta Industrial, the current situation demands a strategic shift in how operations are planned, especially in making better use of existing spaces:

“Today, it’s not just about expanding physically, but about extracting more efficiency from what is already available. Intelligent use of space has become an important competitive differentiator for logistics operators and industries,” he says.

Among the main factors influencing this new cycle in the logistics market, omnichannel operations stand out. Models such as "buy online and pick up in store" increase the need for more robust and well-positioned inventories, requiring strategically located distribution centers to ensure agility in replenishment.

Another relevant point is the expansion of the product mix. With increasingly demanding and diverse consumers, companies need to work with a wider variety of items, which directly impacts the demand for space and organization within warehouses.

According to Ribeiro, this set of factors creates an environment of opportunities, especially for companies that invest in intralogistics solutions and layout modernization.

“We are moving towards a less volatile cycle, in which operational efficiency will be the main driver of growth. Companies that manage to adapt their structures intelligently will have a significant competitive advantage,” he emphasizes.

The growth of e-commerce also continues to be one of the main drivers of transformation. According to industry experts, e-commerce operations can require up to three times more logistics space than traditional operations, due to the need to store a wider variety of products, expedite direct-to-consumer shipments, and manage returns.

The Brazilian logistics market is repositioning itself, opening up space for investments in technology, automation, and solutions that prioritize the optimization of existing areas—a strategy that is likely to define the sector's next steps.
